The process of purchasing property may take various forms. The two most common ones are purchasing a communal property or from a private owner. They differ in the manner of conducting the transaction.
If a given property belongs to the commune it may be purchased only by means of a tender procedure. The invitation to tender procedure is published on relevant websites, in communal newsletters, on bulletin boards in public offices and in local press.
Once the results of a tender procedure are announced, the winner concludes a sales agreement with the commune in the form of a notarial deed. It should be borne in mind that, in principle, an unlimited number of interested parties can partake in a tender procedure.
In the light of the foregoing, purchasing property from a private owner may seem easier. It does not require conducting a tender procedure – the interested parties (the seller and the purchaser) negotiate the terms and conditions of the purchase and conclude an agreement in the form of a notarial deed.
